			<content:encoded><![CDATA[<p>Lawn Care and Curb Appeal Tips for Sellers <strong>Lawn</strong>
<ul<li>The lawn will require 1” of rain or irrigation per week.  That’s about four hours per week estimating that sprinklers add ¼-1/3” of water per hour.</li>
<li>The lawn should be mowed and edged and weed free. </li>
</ul>
<p> <strong>Trees</strong>
<ul>
<li>If you can’t see the house for the trees, remove one or two, or at least remove the lower branches so that the windows and house can be seen.</li>
<li>The branches should not touch the house; furry critters do not need help gaining access to the roof.</li>
<li>Give trees a slow, long, drink of water for optimal health.</li>
</ul>
<p><strong>Garage Doors</strong>
<ul>
<li>The garage door should go with the house, so keep it freshly painted or replace it.</li>
</ul>
<p><strong>Landscape</strong>
<ul>
<li>Trim bushes to reveal windows, light fixtures and address numbers.  If the bush is overgrown; remove it.</li>
<li.Trim small bushes in a round shape so that they do not touch each other.</li>
<li>Trim under bushes and add fresh mulch.</li>
<li>If your flowers and bushes are a light color, choose dark- colored mulch.  If they are a dark color, choose light -colored mulch.  The contrast will make the flowers “pop”.</li>
<li>Remove personalized decorations from the yard.</li>
</ul>
<p><strong>Porch</strong>
<ul>
<li>Make sure that the porch is free of clutter and that all railings or posts are sturdy.  Paint or stain the posts and railings if necessary.</li>
<li>Add a pair of chairs to the porch.</li>
<li>Add potted flowers of the same kind and color on each side of the door.  My favorite colors are yellow, white and red.  Yellow works with any color exterior.  Red works well with yellow, grey and orange exteriors.  White is bright and perfect for a shaded exterior where the sun does not shine much.</li>
<li>Purchase a new, natural fiber mat that is neutral in design.</li>
<li>Remove all dirt and insect nests and cob webs.  Pressure wash if necessary.</li>
</ul>
<p><strong>House Exterior</strong>
<ul>
<li>Light fixtures:  Clean or replace worn or broken sconces and porch lights.  You can also paint faded light fixtures with spray paint from the home improvement store.</li>
<li>Add solar lights to the edge of the walkway or driveway.</li>
<li>Clean or replace the gutter system.</li>
<li>Driveway:  make the surface look new by staining or painting it.  Repair any cracks and pull any weeds along the edge.</li>
<li>Pressure wash the brick, stone, and siding to remove mildew and dirt.</li>
<li>Make sure that the house number is visible and replace any old or missing numbers.</li>
<li>Clean, paint, stain or replace the front door.</li>
<li>Remove the wreath from the last season.</li>
</ul>

			<content:encoded><![CDATA[<p>I just read the first part of a two part article on ARMs. A lot of the disaster we have been facing in the housing markets has been attributed to subprime and <a href="http://tinyurl.com/ydq5sgs">adjustable rate mortgages</a>. All of the exotic loans that were widely available a couple of years ago were created with some very valid purpose in mind. I purchased my current home with a &#8220;no doc&#8221; loan. I was buying with a very short term time horizon. I had a house to sell, and I needed to extensively remodel the new house before moving in. My son recently refied an ARM loan that he had had for several years into a fixed rate moprtgage. Neither of us has missed payments or been foreclosed, but a lot of people have. A lot of people only had a one sentence explanation of their ARM note before taking one. There is a purpose for them and circumstances where they are useful. Be sure you understand them before signing up for one.</p>

They shared top billing from the reviewer with his buttermilk fried chicken. The reviewer&#8217;s four star rating was a great achievement. I can&#8217;t wait to go back there myself.</p>

			<content:encoded><![CDATA[<p>      <a href="http://tinyurl.com/ygakkzs">DR Horton returned to profitability</a> thanks to improved margins and first time homebuyer tax credit from the federal government. Profits were the first posted for the builder in more than two years. Horton has also taken advantage of reduced lot costs as other builders sell excess lot inventory at a discount. Horton officials concede this is a step in the right direction but not an indication that housing industry recovery has happened. There are still a lot of things to be addressed in housing. DR Horton has multiple subdivisions un der development in McKinney.</p>

			<content:encoded><![CDATA[<p>Team Jernigan had multiple clients last year who are using McKinney as their retirement home or at least one of their retirement homes. I have seen multiple articles recently discussing <a href="http://tinyurl.com/ygo8dns">baby boomers retirement plans</a>. Retirees are rethinking their choices of retirement homes! Some people do not want to locate in communities with only other retirement age people. Some want to be near family to watch grandchildren grow up. Retirees are also more active than they once were. McKinney real estate is very attractive. There is a wide variety of homes that are new and preowned at wide ranging price points. Builders are beginning to look carefully at this growing senior/empty nester demographic in this area. Even very modest new homes can be up graded with ammenities, such as wood floors, granite and stone counters and tile floors, the older buyer is accustomed to having in their homes. Just this weekend I found a new (no houses yet) neighborhood that is going to be able to build fairly large single story homes with three car garages. I also spoke to a builder sales rep who said that her new subdivision is almost equally occupied by retirees, young single professionals and young families with small children. She said her residents are really pleased with the mix of age groups. I also believe that the retirees will provide a base group of residents who are not as likely to be moving every two to four years. McKinney is also attractive to retired residents because it provdes good access to two  major airports and all the ammenities of Dallas and Ft. Worth.</p>

			<content:encoded><![CDATA[<p>NEW YORK (CNNMoney.com) &#8212; Good news homebuyers: You can file for your $8,000 first-time buyer tax credit again.Bad news: You still can&#8217;t e-file your taxes if you want the cash. And there are long delays.On Thursday, CNNMoney revealed that buyers who purchased their properties after Nov. 6 were unable to claim the refund because the Internal Revenue Service had yet to release a new form and instructions. But on Friday, the IRS finally posted the new form 5405.The two-month delay was frustrating to Florida resident Charles Teschke. &#8220;We are not broke or anything, but nevertheless we were still counting on getting the tax refund to help pay for the appliances and stuff we needed for our new home,&#8221; he said. &#8220;The IRS told me they estimate it will take four months for me to get my refund!&#8221;First-time buyers were able to immediately file for the tax credit after Congress approved it last February as part of the stimulus program. All they had to do was file an amendment to their 2008 tax returns (the ones they filed last April) and claim the promised refund of 10% of the purchase price, up to $8,000.What I did with my $8,000 tax creditThey were able to e-file, and they received their refunds promptly. One reader filed a claim the first week of August, and had the check by the third week in September.But on Nov. 6 the rules changed. That&#8217;s when Congress extended &#8212; and expanded &#8212; the tax credit, which was originally scheduled to expire on Nov. 30.Now, the deadline is April 30, by when all contracts must be signed. (Closings must happen by June 30.) Plus, existing homeowners looking to trade up (or down) can qualify for a $6,500 refund.And these new buyers can no longer file electronically. They have to mail in paper forms, including the new 5405, whether they are amending their 2008 taxes or claiming it on the 2009 taxes that are being filed this spring.That is going to dramatically slow refunds, but taxpayers can&#8217;t blame the IRS. Instead, it&#8217;s people scamming the system who are at fault.For example, in October tax preparer James Otto Price III was the first person convicted of this crime. He falsely claimed the credit for 15 clients.So buyers must now file documentation with their taxes &#8212; including proof of residency, a signed mortgage statement and drivers license &#8212; which the e-file system is not equipped to handle.&#8221;Because of the scams, the IRS started sending back the amended returns and asking for proof,&#8221; said Mary Mellem of David &#038; Mary Mellem, EAs &#038; Ashwaubenon Tax Professionals. &#8220;The system has no way of sending along the documents they&#8217;re requiring. Taxpayers must file a paper return instead.&#8221;The IRS points out that taxpayers can still use the electronic forms available on its Web site or consumer sites such as TurboTax; they just have to print them out, attach the proof and mail everything in. And that can take quite a while.&#8221;Taxpayers are looking at another three months before they get their returns,&#8221; said Mellem. Source: CNNMoney.com</p>
